Martha's Vineyard First Quarter Stats 2026

MV LINK announced the stats for the first quarter - in summary... 

Sales for the first quarter included 59 single or multi family homes, 1 condo, 5 land sales plus 3 commercial properties. 

Island-Wide Home Sales Record Average Selling Price: $3,177,983 (4% increase from 2025 Q4: $3,047,811) 

Island-Wide Land Sales Record Median Selling Price: $1,200,000 (12% increase from 2025 Q4: $1,075,000) 

Island-Wide Condo Sales Record Average Selling Price: $1,987,500 (14% increase from 2024 Q3: $1,749,958) 

....and how did Tea Lane contribute to the stats for Quarter 1? 

Tea Lane Associates had 9 closings by the end of Q1 2026 -  including significant sales both up and down island. 

There were 4 sales in Chilmark in Q1, including Tea Lane repped the buyer for 61 Meetinghouse Road, which sold for $6,100,000

Vineyard Haven saw 6 sales and an increased average selling price to over $2mm and included the sale of The Swindle for $7mm, where Tea Lane represented the sellers. 

Edgartown had 18 home sales and 3 land sales in Q1 including 30 Oyster Watcha Road for $15,000,000 where Tea Lane brought the buyer (this closed on March 31st so is may not have made it into the LINK stats)

West Tisbury had 3 sales and Oak Bluffs had 17 sales including 1 land sale.
