Tea Lane 2023 Year-End Sales Highlights

Tea Lane Associates sold property in all six towns in 2023 and represented the buyer and/or seller in the three highest sales in Aquinnah, and seven of the ten highest sales in Chilmark (including the top three), one of which was the highest up-island transaction and one of only eight transactions on the island over $10mm in 2023.

Tea Lane Associates represented the buyers in the two highest priced land transactions on the island in 2023.

Tea Lane Associates’ sales represented 67% of Chilmark dollar volume, 72% of Aquinnah dollar volume, 36% of all up-island dollar volume, and 10% of dollar volume island-wide. 

Tea Lane Associates represented buyers and sellers at all price points.  We worked with buyers who have been coming to the Vineyard for their lifetime and buyers who discovered the island more recently, with buyers who were upgrading on the island, and with buyers who were down-sizing. We helped families purchase their year-round homes, and buyers who were setting up for retirement. We worked with sellers (individuals, groups of family members, trustees, business partners) to list and sell a wide range of properties from vacant land, to new construction, to beloved generational family homes.  All are an important part of what we do and we were honored to be part of a new chapter in our clients’ lives.

Tea Lane Associates sold:

  • 11 of the top 13 residential properties in West Tisbury
  • 40% of the 25 highest priced brokered sales in Chilmark (10 of top 25)
  • The 3 highest priced properties in Aquinnah* (and 11 of the top 20)

- Chilmark - 75 sales (from $290,000 to $11,083,500)

- West Tisbury - 62 sales (from $490,000 to $14,000,000)

- Edgartown - 20 sales (from $496,000 to $12,900,000)

- Tisbury (Vineyard Haven) - 31 sales (from $695,000 to $3,900,000)

- Oak Bluffs - 13 sales (from $390,000 to $3,100,000)

Tea Lane Associates has deep roots in the up-island market. Tea Lane sales represented 33% of the total up-island sales dollar volume from 2018-2022* including 45% of the 20 highest prices sales up-island     (9 of top 20, and 23 of top 50).

Breaking it down by town, Tea Lane sales represented 42% of Aquinnah’s dollar volume*, 33% of Chilmark’s dollar volume and 30% of West Tisbury’s dollar volume over the five-year period.

Of Tea Lane Associates’ 226 sales during this timeframe, 50% were within the price range $1-3mm and another 21% were sales over $3mm.

* The 2020 and 2021 direct sales of Red Gate Farm in Aquinnah to MV Land Bank and Sheriff’s Meadow for $27mm and $10mm are not included in these calculations.

Tea Lane Associates sells property in all six island towns. Past sales range from $14,450,000 for an estate in Edgartown (2015) to an exquisite custom home with pool on the Squibnocket Farm peninsula in Chilmark for $11,083,500 (2019) to a $1,775,000 commercial property in West Tisbury (2019) to a residential building parcel in Aquinnah for $370,000 (2020). 

Tea Lane Associates has a long history as a leader in waterfront and high-end sales across the island. Some of our past sales include the record-setting, two highest-priced brokered properties in Aquinnah at $6,500,000 (2015) and $5,800,000 (2020), an Historic Edgartown Harbor property at $12,900,000 (2020), the sixth highest sale ever in Vineyard Haven at $8,875,000 (2005), the fourth highest brokered home sale ever in Chilmark at $14,000,000 (2008), a spectacular contemporary home on West Tisbury’s north shore for $9,000,000 (2021), and an expansive waterfront property on West Tisbury's south shore for $14,000,000 (2022).

Community Highlights

Tea Lane Associates represented the seller in the sale of the Little Field Preserve in West Tisbury to the Land Bank for continual agricultural use and vista preservation (2010).

Tea Lane Associates represented the seller in the sale of land to the town of West Tisbury for community preservation/open land use. This land is currently being used by the Field Gallery and Sculpture Garden in the center of West Tisbury village (2011).

Tea Lane Associates represented the seller in the sale of Thimble Farm in Vineyard Haven to Island Grown Initiative, a community nonprofit which delivers food and agricultural education to both children and adults and works to increase the supply and demand of locally grown food (2012).

Tea Lane Associates represented a client in the creative sale of private property to the Land Bank. This property will link Land Bank property to private association conservation land in Oak Bluffs (2019).

Tea Lane Associates represented the buyer and seller in a portion of the sale of Stillpoint Meadows in West Tisbury to the Land Bank. This sale was significant in the preservation of waterfront land on Crocker Pond and Priester's Pond, as well as providing miles of pristine walking trails (2022).
