HAVE A QUESTION?

Have a Question?

It’s August and some properties have had a price tweak for the last few prime summer weeks.

The real estate market on Martha’s Vineyard slowed in the first half of 2019. Total sales fell 19% from 270 in the first half of 2018 to 218 in the first half of 2019. Total dollar volume fell 12% over the same period from $329.6mm in 2018 to $288.5mm in 2019. Average price rose 8% from $1.22mm in 2018 to $1.32mm in 2019.

Can you imagine waking up to the sound of waves on the sand of your own private beach, just steps from your back door?

Update: SOLD 15th November 2019 for $900,000

This extraordinary Wharton Shope designed home at 81 Squibnocket Farm Road, Chilmark, Martha's Vineyard closed today after being on the market for a year and a half.

If you’re looking for an investment property under $3,000,000 on Martha’s Vineyard here are two great new Tea Lane Associates listings to consider.

Spring has arrived here on Martha's Vineyard which means properties that have been "taking a rest" over the winter are returning to market often with price reductions.   One example of this is this fabulous custom home and guest cottage on Rose Meadow Way, Aquinnah, which is back on market with a hefty quarter of a million dollar price reduction.

Update: THIS PROPERTY WAS SOLD ON SEPT 16 2019 FOR $860,000

Steeped in over 300 years of agricultural history, Herring Creek Farm was once the largest dairy farm on Martha’s Vineyard. In 2001, with 15 home sites already in place, a groundbreaking purchase of the 215 acre farm, by three private buyers and the Martha's Vineyard Nature Conservancy, saved it from further development.

We're reminded of long summer beach days at Philbin beach and the Aquinnah Cliffs in this video produced by Ozoraco for us last year for the sale of the "Mondriain", or "Painted" House on Moshups Trail .  This iconic Martha's Vineyard property changed hands on January 31st 2019 for $2,150,000. Tea Lane Associates represented both buyer and seller in the transaction, and the buyers plan to keep the house as is for the time being.
